Base Building Specifications

Electrical System

Service

Each unit has a 150 amp, 40 poles, 120/208 volt flush mounted panelboard with individual breaker switches.

Fire Alarm

Hardwire system smoke detectors are located outside of each bedroom, monitored 24 hours at the front desk lobby.

Receptacles

Duplex receptacles have been located throughout the unit per the National Electrical code for general convenience power. GFIs are located in each bath per code.

Lighting Controls

Dimmer switch controls have been provided for the entry foyer, hallway and kitchen downlights. All others, where provided, are single pole.

HVAC System

Heating / Cooling

Each unit has been provided with a Lennox HVAC closet mounted air handling unit that delivers forced hot air for heating and central air conditioning for cooling, individually metered with the tenant electrical system.

Condensing Unit

Each unit has a remote mounted Lennox condensing unit from 1.5 to 3 tons (depending on the unit size) located on the roof to serve the central air conditioning system. This provides the occupants with year round climate control for heating & air-conditioning.

Supplemental Heating

Supplemental electric baseboard heating, individually metered with the unit electrical system, has been provided for heating large glass and/or sliding door areas.

Bathroom Exhaust

Ceiling mounted, Broan Nutone combination fan light units are provided for each bathroom for exhaust.

Plumbing System

Hot Water

One 40 gallon A.O. Smith high recovery, electric storage hot water heater is located in the mechanical closet for each unit, and is individually metered with the unit electrical system.

Laundry

Individual laundry hook-ups for stack washer-dryer units plus hot water, cold water shut-offs and floor drain.

Fire Protection System

Sprinklers

Each unit is individually sprinklered with a complete wet system using concealed, pendant and sidewall type sprinkler heads.


Telecommunications

Each unit is furnished with a custom engineered Ortronics In-HouseTM high speed structured cabling system. A pre-cabled, concealed low profile communications cabinet in each unit provides the central distribution and administration point for all up-to-the-minute services. Each distribution cabinet is pre-cabled to the building service provider riser closets located on each floor.

Local service providers will have facilities at each riser closet for connection to Internet access, satellite and cable TV services and telecommunication services. High-speed telecommunication services such as DSL and T1 are planned for in the design.

Two voice or data jacks and two video jacks are provided in each telecommunications outlet. Ortronics outlet faceplates designed exclusively for high-end residential applications compliment any dÈcor.

The commercial grade high speed Cat 5e cabling used throughout provides for a state of the art home office. With the addition of an owner provided hub, a network can easily be built. The owner using plug and play patch cords accomplishes networking computers and auxiliary devices such as printers to any room of the apartment.

From individual televisions to complete entertainment systems a distributed video network allows connections from any room in the apartment. In addition, the advanced design provides for owner-controlled distribution of video applications such as DVD, VCR and Video Camera outputs to outlets within the unit.

Designed with commercial grade standards the system meets or exceeds all published standards for residential units such as EIA/TIA 570A and the Federal Communications Commission CC Docket No. 88-57 on Residential Standards dated January 10, 2000.
