In this capacity, Mr. Ahearn will typically become involved in a large scale condominium project during the predevelopment phase, advising the project developer on the feasibility of the particular project and interfacing with prospective lenders and equity sources to provide analysis on matters such as project feasibility, sale price projections and market absorption. Mr. Ahearn, on behalf of Otis & Ahearn, also conceptualizes and develops the overall marketing strategy for a specific project, formulates the project's marketing budget and advises the project developer in areas such as the selection and supervision of advertising firms, creative graphic design firms and public relations firms.
Mr. Ahearn also consults with project developers in the selection of the project's property management company and preferred lenders for condominium buyers at the project. In this capacity, Mr. Ahearn regularly interacts with project lenders, architects and construction firms and oversees the hiring and supervision of an independent on-site project sales staff.
Under Mr. Ahearn's direction, Otis & Ahearn has served as the on-site exclusive marketing consultant for some of the most visible and successful condominium projects in Boston, Massachusetts in recent years, including Trinity Place, The Belvedere, Bowdoin Place, 360 Newbury Street, Strada 234, Residences at the InterContinental, Parris Landing, The Penmark, 285 Columbus Lofts and Lafayette Lofts. Otis & Ahearn is now serving as the exclusive marketing consultant for The Residences at W Boston located in Boston's fashionable Theater District, and the upscale Residences at Battery Wharf condominium project and The Lofts at Atlantic Wharf luxury apartments both located in Boston's Waterfront neighborhood.
